County records, insurance carriers, past vendors, whatever is in the drawer at the cabin. This is the part that would take your family a year of weekends, and it is the part we are actually being paid for.
We come out. Condition, deferred work, what is about to need money, and for land, what it could reasonably earn. You get an honest list, including the items we think you should ignore.
Everything in one place: documents, costs, a maintenance schedule with real dates, the vendor list, and the calendar. We walk your family through it once, together.
This is the part that matters. Bills get logged, work gets scheduled and confirmed, records get updated. You get told before something is due, not after it was missed.

The cheapest option is a caretaker who mows and plows, and if that is all you need, hire one. We are worth it when the problem is that nobody knows what is going on.
Building the record is most of the work. Keeping it current is not, and the price reflects that.
If the honest answer after we walk it is that the family should let it go, we will say so and tell you why.
